NICK Number one, how well do you know the market place.. so, what is my competitive landscape look like, then secondly, the unique selling points of that property the property you are selling okay MAIREAD Okay okay .. yeah NICK Thirdly, how are you going to sell that property, it�s not just about opening a door.. and letting someone in. When you walk into a property, how it looks smells, its all those senses, coming alive, and that will get you in front of your pit. For me, I think David probably, his heart isn�t it, as much as .. me. PAM The way that I would approach, listing your home, this is for an international buyer. And, I have a network of international buyers. I don�t have a lot of properties that I am juggling. ANDREY Yeah yeah DAVID Make it a bit you know, easier for us to understand, sort of where we are .. so.. I mean the average terrace house price is three point three million .. I know yours is valued at twenty seven, if I am correct .. and erm.. but sale prices have been down on .. they have been down seventeen percent on last year. THEA David�s got heaps of personality, and, he could have so easily built rapport, and made it feel a lot more natural with Andrey, but I am just not sure that came through today ANDREY The only thing that, kind of put me off a little bit, is that, his approach was a little bit mechanical, I didn�t quite feel that he was passionate enough about presenting the house in the right way. To me, that actually means that the enormity of the opportunity, is starting to sink in. Whilst it is at the top end of the market, I think it would be probably the record price, down the road, its price per square foot, number six is up for probably a bit more price per square foot, so, I actually think its priced pretty well.
