And houses that are fully staged, sell up to three times quicker than most that are not.. so, I am going to split you into two teams, boys and girls. We are gonna give you identical properties.. to stage. As Tiffany is out here, with me, Thea will be coming to the staging with you, and she will be reporting to me, as usual. Tomorrow, you�re going to be given two identical, individual newly built apartments, that you are going to stage as part of the challenge. Worth two million pounds each.. PK and staging interior experts, from Burbeck interiors, are going to be judging your apartments, based on how well you have staged them. DAVID No pressure then MAIREAD I think we are going to nail this PAM I think we are going to nail it too BOBBY I just feel really good for all of us. On this one. MAIREAD Except we�re against you STACEY Yeah exactly BOBBY I wanna be on the winning team, I need to be after last week.. PAM Well then join our team PAM There is now, a real sense of competitiveness between like both teams, and so, it�s going to be interesting to see how it turns out, I am excited, I can�t wait to win. Of course, cause I have not been on a losing team, since I have been here THEA Now, you�re going to go off in your two teams.. to example properties, you need to absorb and learn as much as you possibly can, while you�re there because after that.. its go time DAVID Alright. THEA This is an incredible example of what a staged property should look like COLIN For me, it�s just a beautiful complimentary colours that hit .. it�s very cohesive, and its calming. THEA If you took the flat, and shook it upside down, everything that fell out was staging, you need to get really specific .. so, the actual physical items that are gonna show someone, how they are going to exist, in that property, something as simple as towels, BOBBY There is a couple of big pieces, like the big art work, the big mirror the big light fixture. Big table in the middle, big rug, they are really making use of the space in the room DAVID There�s not too much going on, it feels quite mature THEA You have to match your demographic with your price, and your staging, it all needs to be in line DAVID Quite refined .. little bit elegant BOBBY I think with us, if we look at practicality as well. Cause, I feel like the girls are gonna go totally aesthetic. COLIN I think we�ll be fine. BOBBY Cause your face earlier said different COLIN No .. DAVID We�re the underdogs aren�t we . I think for this one COLIN Well we are.. well we are definitely the underdogs on this DAVID Pull it out the bag, and do something you know.. inspiring .. and relatable to the area. And to the potential buyer. Put our own little bit of character in there too BOBBY Yeah. BOBBY Generally, so far, there has sort of been a conflict, it�s been lead by the girls, so I think it�s more than likely if it�s going to like go off, its going to be on their team. And whilst I don�t need my agents to be experts at staging, I do need to know which of them has got an eye for making the best of a space. PAM D�cor is impeccable. MAIREAD Okay so this is all staged. PAM This just looks like people are ready to sit down and eat MAIREAD I know. PAM So, I am guessing with staging it has to look ready to use. STACEY Hello THEA Hi.. STACEY Hiya THEA How are you girls? MAIREAD Good. STACEY It�s an amazing property .. PAM We were talking about how this window feature, would sell the property THEA For sure. PAM So something like that, needs to be the main focus, of our staging THEA Staging for development, has its own specific requirements. So, you have to be mindful of �. How you stage this, everything needs to have a purpose. And it needs to potentially be able to run through the whole development scheme as well. you need you think about the art. The mirrors obviously play a massive part in increasing the feel and size of the space. PAM Okay THEA There needs to be a purpose to it, it�s not sterile, but it�s not cluttered. so it�s a really really fine line. And I will leave that to you girls to figure that out. And, always remember who your buyer is. MAIREAD Okay so should I take some notes. PAM Yes STACEY Take some notes. What was the first thing you noticed as you walked in PAM Texture the use of foliage. STACEY What is foliage PAM Like plants. STACEY Plants right okay MAIREAD Yeah, and then table settings.. I think we can even go a step further and .. set the table I think it�s all so nice PAM Almost as though there is like a marriage of everything. So, like everything is cohesive its all.. STACEY Well if you look at the napkins there, actually, they are the exact same colours .. PAM Exactly MAIREAD I know and then the pink colour pillow is .. STACEY Over there.. MAIREAD So there is like cohesion .. cohesion .. PAM All the little ornaments, they make it look a little bit more expensive. So everything seems more well considered. MAIREAD That�s a good shout okay, ornaments, candles. PAM Oh my god it�s not real fruit. MAIREAD Okay PAM That�s good to write down MAIREAD I wanna get a chance this week, to show, that I can you know remain calm, and keep my head screwed on, and not focus too much on the other team, or what they are getting up to. I just wanna stay focused, and keep my eyes on the prize. COLIN It feels like I am in a London place, I feel like I have done well in life.. I feel like .. whoever has designed this .. has done a very good job of staging. It�s all cohesive that�s the same in the other room. That's a woolly piny stuff it�s in the other room as well.. BOBBY So, I think making sure that we�re getting the rooms consistent throughout COLIN Everything matches. And the colours match, its neutral. It�s nice. DAVID Similar colour palette throughout the whole.. COLIN Yeah. BOBBY This is where .. cause some mornings I struggle with matching socks.. This is the only place where I am like.. we need to work together, as a team to.. DAVID Yeah to put your socks on BOBBY To put my socks on .. ha ha DAVID I think the takeaway, is to just keep it simple chic, bright airy spacious, yeah, just like me. Spacious airy. PK VO Yeah, you said it David. Let�s hope the boys are better at matching interior furnishings than they are their socks. For fxxx sake. STACEY It�s an amazing property PAM And that it just has to look purposeful STACEY Everything has to be there for a reason. MAIREAD I think that is really going to help us, tomorrow because .. it just means. No I�ve written it out because it means that if we are trying to decide on something, it�s like okay does it have a purpose .. PAM Is it functional MAIREAD It a deal breaker PAM At the end of each challenge, when you sit in front of PK, which, by the way, I haven�t had to do, you have to speak about what you did, to contribute to the team effort, so it�s not a.. team thing, it�s an individual assessment. In LA, staged properties still three times faster. And staging can often add up to ten percent of the market price. I am back from LA, catching up with my friends, Alex Wilcox and Gemma Goodman, experts in staging, to find out exactly how it should be done PK This looks fab. Really lovely GEMMA Thank you ALEX Thank you PK Did you take this from literally zero GEMMA Completely empty space .. blank canvas, and, really tried to bring in the surrounding area of the amazing Chelsea .. PK Yeah well you�ve done that haven�t you GEMMA Yeah .. ha ha.. PK What would you say is the most important rule in staging GEMMA You want it to stand out and you want when people come in to be like wow. .it�s all about preparation PK Yeah GEMMA Understanding the space.. going in measuring taking photos, understanding what you can actually fit in PK Yeah ALEX We have so many examples where, through staging a property we have increased the sale value by a hundred and fifty thousand two hundred thousand pounds. And once its dressed it goes under offer quick PK And, I think teaching them how to stage something .. is such an important thing. ALEX Yeah.. we want to see if they have thought about the .. the core furniture the sofa.. the dining table the rugs but they have also thought about the details.. who are they pitching this scheme to. Who are they selling the property to, at the end of the day PK Yeah GEMMA I think colour is also important .. PK Colour is everything be honest and straight forward with them ALEX We�ll be tough PK But you know what, tough is good. I mean maybe they are going to blow us away let�s hope so ALEX Fingers crossed. STACEY Oh wow look at the curvetry of the walls. This is nice PAM It's a blank canvas for sure PK VO A blank canvas, that needs to be staged, ASAP .. my trainees best get thinking about their target market. Sharpish MAIREAD I think young people is our target audience. Young people with money. PAM I think this is a really instagramable space. If you�re a content creator, which is something that I do, all of these spaces are great, nice surfaces, nice light coming in if you are taking selfies.. so I think if we had a young influencer as a buyer, it would be pretty easy to sell to them MAIREAD Yeah STACEY Totally MAIREAD I definitely agree. PK VO Young people with money is a pretty niche target market. COLIN Nice shapes. BOBBY Hello.. very nice COLIN Very nice got some shelving BOBBY I really really like it COLIN Lovely innit BOBBY So many different shapes. And curves.. DAVID Who�s the target? BOBBY I think .. this to me, just says the location where it is, smack bang in the middle of Soho.. oxford street I am like hundred percent, this was like, a professional person. Right now with trends.. pink and green are everywhere . the hotels right now in London it�s all kind of .. MAIREAD It�s very summery .. as well PAM Yeah .. MAIREAD Yeah okay .. But I am confident in the colours that we picked how they translate into the apartment is going to be I think a bit of an arm wrestle. PAM So, I think, walking into this bedroom .. it being the master, this walk in wardrobe, will be utilized really really well, for staging purposes. If we put some designer bags in there. What do you guys think MAIREAD It could be a man or woman that�s judging. We don�t wanna leave it so gender specific .. like � PAM It�s totally .. I mean there are three of us here.. so whatever we decide I am with it .. it�s not something that.. STACEY I think we do need to keep it universal .. PAM Yeah, okay .. PAM Having designer items in the house, is a unique opportunity, because not everyone has designer items to stage, a house and I think you have to use what you have, so I think they have missed a trick there. But I think I can justify it. PK VO With only fifteen minutes before they need to head back to the apartments this lot need to make final decisions quickly BOBBY Guys we should get a couple more bits, to get we have got one or two spaces let�s just go .,. right we need the chairs, upstairs. We got a little book on mindfulness here and over in the kitchen area, just a little bit .. here and there to show .. it is a fully functioning kitchen.. ALEX So, do you feel there is enough seating for the property MAIREAD There is so many different restaurants and bars .. and we didn�t necessarily think it would be a home that you would be..eating and cooking every night .. and had we have gone bigger with the dining area, we might have made it look a little bit cluttered. PK Mairead I like your presentation, .. but to a certain extent, I think you have over analyzed and looked in the wrong areas� so it�s great that you know what the books are about.. but, there is no fricking furniture to sit and read them MAIREAD So, we decided with our target market that instead of a second bedroom we would turn it into a work from home content creator space. GEMMA Why did you decide to position the desk here against this wall MAIREAD Well we just thought in terms of content creation the mirror was in the best spot and to kind of work around from that. ALEX There is too much sort of little bits wasted here and there.. and that�s the theme throughout the two rooms that we have seen so far. MAIREAD Now that we are having this conversation .. I am aware that we probably got bogged down on the smaller details. PK I don�t like the sofa at all .. I don�t like the kitchen table at all .. this feels half done. GEMMA Why did your team pick that .. specific headboard. MAIREAD Had we have had a measuring tape which would have been our saving grace. ALEX So given your demographic of buyer is there a particular reason why you haven�t done anything with the dressing room. MAIREAD We did float the idea.. to potentially put in some designer bags .. I know that the apartment does have you know, feminine touches, but it would just be almost the nail in the coffin so to speak PK I am sure Alex and Gemma are not blown away with this�. BOBBY Should have moved the settee should have had a coffee table .. we measured, but we made the wrong decision, with the size of beds we should have got king not doubles, it just wasn�t good enough ., overall PK In my opinion you didn�t win this task.. you were just slightly less bad than the girls. So, don�t go celebrating any win.. and, it was very marginal .. do not underestimate the size of this role. If you do, you will be under estimating me. PAM It�s unfortunate that our team didn�t do as well as the other team .. because there are people on the other team who I don�t think provide as much PK This is the least favourite part of my role. I hate it.. one of the positives, that I really liked about the staging, was that you took the initiative to take the second bedroom, and use it as a live work type space. I think that was clever. We discussed the fact that the desk was facing the wall, which isn�t very inspiring. Mairead .. when you stand up there, and you take the presentation .. that�s good and bad, because you are the face at that point.. so .. you decided very dangerously in my opinion .. to stand there MAIREAD I was aware of the pressure that I was taking on and I did want to do what�s right and unfortunately, just didn�t get us there today PK Pam.
